Association of Realtors first-quarter report that shows Orlando condo sales continue to do much
better than the statewide average.
In the first three months of 2006, Orlando reported 1,501 existing condo sales, up 118 percent
from 2005, when 688 condos sold in the year-ago quarter. Condo sales statewide decreased 22
percent from a year ago.
The closing of Thornton Park Studios is expected shortly and a price for the building was not
disclosed, according to The Law Offices of Barry L. Miller P.A., which is representing the
developers and recently finished the conversions and closings of Uptown Place and Park North
at Cheney Place.
Prices for the studio condos will start at $175,000. All units will feature hardwood floors, granite
and stainless steel countertops. They will also include new appliances and plumbing fixtures. The
Closing Agent Inc., an Orlando-based title insurance agent, has been selected as the title
agency and will handle future condo closings. The Sanctuary, 55 west, Star Tower, Vue,
Paramount, Tradition Towers are other such developments on the rise.

Orlando Condo Real Estate Market
2006 also proved to be a continuation of the construction boom for downtown orlando. A total
of 50 projects are under construction or proposed for downtown Orlando, with an overall
short-term capital investment of $2.1 billion.
Oct. 21 marked the grand opening of developer Cameron Kuhn's Premiere-Trade Plaza, a
33-story condos, $160 million, mixed-use development, which was hailed by city and business
leaders as the cornerstone of downtown's rebirth. Premiere Trade Plaza gave other investors
the confidence to consider building in downtown.
Another major mixed-use project under way downtown is the $140 million 55 West on the
Esplanade. It will feature 32 floors and 405 residential units -- of which more than 70 percent
are sold --
In addition, 55 West will have more than 75,000 square feet of retail shops and restaurants
with outdoor cafes amid a park-like setting accented by splashing fountains. The seventh-floor
slab is finished, and the rest of the floors will follow soon.
Among other major downtown projects announced during the year, the Orlando Magic plan to
put $204 million toward building a new $480 million downtown events center to replace the
existing arena. The center will be built at the southwest corner of Church Street and Hughey

Downtown Orlando
contains a number of highrises that dot the downtown area. They include Bank of America Tower at 408
feet tall and 29 stories, Orange County Courthouse at 417 feet and 24 stories, and SunTrust Center
Tower at 441 feet and 32 stories.
The main route through downtown is Orange Avenue, a one-way street on which traffic flows to the south.
It is known by locals for its nightlife and for the tall office buildings that dot the roadway. Other main roads
include Magnolia Avenue, Central Boulevard, Hughey Avenue, and Colonial Drive (SR 50). Two main
highways that run through downtown are Interstate 4 and the East-West Expressway (Toll SR 408).
Downtown is home to many urban amenities such as an 18,000 seat arena now known as the Amway
Arena which hosts the Orlando Magic NBA team and the Orlando Predators Arena Football League team.
